<li>After we tour you around the DNA Lofts you will be able to fill out an auction registration card.  This will allow you to participate in the auction if you choose to do so.  It doesn&#8217;t cost anything and there is no obligation so its worth doing if you think you might want to bid.</li>

<div><strong>Will I be able to look at condo documents prior to bidding?</strong></div>

<li>Absolutely!  After filling out the registration card you will get a copy of all the important documents you would want to review prior to purchasing.</li>

<li>On Auction Day, all approved registered bidders must present a separate Cashier’s Check, Traveler’s Check, Certified Check or Money Order (“Cash Equivalent”) in the amount of $5,000 for each residence that they have been approved to purchase. Each bidder is also required to bring a blank personal check. The blank check will then be added to the $5,000 to equal 5% of the winning bid price. Cash Equivalent(s) should be made payable to yourself.</li>

<p>Going once, going twice, sold&#8230;.to 11 lucky buyers of beautiful luxury condos at the <a href="http://www.warrenre.com/boston_luxury/the-bryant-back-bay" target="_blank">Bryant Back Bay</a>!</p>
<p>Price points at this auction were much higher than most of us expected.  They averaged close to $100/sq. ft. more than the previous <a href="http://www.warrenre.com/blog/2009/10/19/the-bryant-back-bay-auction-results-and-new-pricing/" target="_blank">Bryant auction a year ago</a>.  This says a lot about the strength of the Boston luxury market and helps reinforce a <a href="http://www.boston.com/realestate/news/articles/2010/10/29/city_condo_prices_highest_in_decade_but_sales_are_off/" target="_blank">recent article in the Boston Globe</a> where they talk about how prices of downtown condos are closing at the highest prices in a decade yet sales volume is down close to 25% compared to the same period last year.</p>

<p>The <a href="http://www.warrenre.com/boston_luxury/audubon-park" target="_blank">Audubon Park</a> Auction went off without a hitch (well, there was one bidder who didn&#8217;t realize he was bidding so they ended up having to put it back onto the auction block and they got an additional $4k for it 5 minutes after they initially sold it!) and was extremely successful for the developer and the buyers.  All 25 units were sold and an additional 10 were added during the auction.  Two more unique first floor layouts were sold after the auction at an undisclosed price.</p>
<p>There were over 250+ people at the auction and a lot of active bidders.  It was an extremely exciting event and I&#8217;m looking forward to the <a href="http://www.warrenre.com/boston_luxury/the-bryant-back-bay" target="_blank">Bryant Back Bay</a> auction on the 7th of November.  Remember, you can save $1000 off your closing costs if you setup your preview through Nick Warren at <a href="mailto:nwarren@warrenre.com" target="_blank">nwarren@warrenre.com</a> or 617-933-9776.</p>

			<content:encoded><![CDATA[<p>According to an article released by the Boston Globe on Tuesday, the Massachusetts housing market started more foreclosures this past April than it did in 2009. This occurred despite the fact that the housing market is in fact improving.<br />
There is reportedly a whopping 21% jump in foreclosure petitions – which are the first step in seizing a home – than in April of last year. The good news? This past April’s numbers are not as high as early 2008. At that time, an average 3,000 petitions per month were being filed all over the state.</p>

<p>&#8220;When developers Peter and Elizabeth Georgantas paid $2.25 million for a dilapidated 1860s Beacon Hill brownstone about four years ago, they saw the potential for a hefty profit.&#8221;</p>
<p>Of course the market was in a different shape back then and the developer thought nothing of spending upwards $4 million in renovations on the 5,400 sqft Brimmer Street beauty.  Nobody could predict the economic storm that lay ahead and with all the buy-rebuild-flip profits going on it&#8217;s easy to see where the buyer could put such money into the row house and expect to still make money of its sale.  But as we all know times have changed&#8230;</p>
<p>In an effort to move the home quickly Georgantas reduced the asking price from $8.96 to $7.95 million, and then again, last year, to $7 million.  Now it is hitting auction at $4.9</p>
<p>The home consists of five bedrooms, four baths, three powder rooms, and seven fireplaces&#8230;oh and a gorgeous wine cellar. Other upgrades include, imported italian marble in all baths, smart-home technology throughout, solarium , greenhouse, library and an enormous roof deck, heated flooring, and top of the line kitchen.</p>
<p>According to The Boston Globe, &#8220;The Georgantas purchased the Brimmer Street property and an adjacent building for $4.5 million with plans to return the 18 rental units back into two elegant single family homes.&#8221;</p>
