There is actually no benefit to not using a buyer’s broker and here is why.  The auction house are going to accept the high bid no matter if they are using a broker or not.  If you bid $400,000 and win then you are paying $400,000.  If you bid with me you’d pay $400,000 and get $4000 back at closing.  Not to bad right?  The reason we can discount this is because we obviously are not spending as many hours taking you to 5-10-20 homes and negotiating offers as we usually do with our buyers and we want to pass those saving along to you.
