<p>My philosophy is simple.  Pay you, the top producer, what you deserve, provide the support you need, and let you have the freedom to be creative and grow your business.  We do this by providing a commission structure which allows you to keep 100% of your commission.  All you pay is a small monthly investment and a per transaction fee to cover E+O insurance and administrative costs.  No more 6-8% franchise fees!</p>
<h3>Below is an example of how it works:</h3>
<ul>
<li>Say agent X produces $10mm in sales from 15 transactions in 2009.</li>
<li>His gross commission income is 250,000</li>
<li>His current brokerage takes a 6% franchise fee off the top leaving $235,000</li>
<li>He is on a 65/35 split at his current brokerage, ABC Realty, resulting in <strong>$152,750</strong> in income.</li>
</ul>
<p>At Warren Residential, agent X&#8217;s yearly earnings after everything would be <strong>$216,250</strong>.  This puts <strong>$63,500</strong> more in Agent X&#8217;s pocket than at his previous brokerage.  A <strong>42% increase in income</strong> based on the same amount of work!  <em>What could you do with an extra <strong>$63,500</strong> next year?</em> Market yourself more?  Use it to create an additional $5,000,000 in business?  Pay off credit cards or buy a new car?  The possibilities are endless!</p>
<h2>Continual Marketing from Warren Residential Group</h2>

<h2>Why Would I Create This Business Model When I Could Just Do What Other Brokers Do?</h2>
<p>The definition of &#8220;Crazy&#8221; is doing the same thing over and over again but expecting different results.  With so many real estate offices closing like Coldwell Banker on the Waterfront, Prudential in the South End, and more to come, I don&#8217;t want to follow the tradition model.  The days of Broker Centric real estate firms are gone.  Today&#8217;s model must be agent centric to prevent turnover and create higher customer satisfaction.</p>
<p>I know this won&#8217;t make me rich even if I reach my goal of 45 agents for this office.  But, by targeting you, the top producing agent, and keeping you happy by putting top commission dollars in your pocket and allowing you to focus on growing your individual brands, I know there will be very little turnover and will establish a consistent business.  It will also allow the company to earn enough income and develop enough market share to allow us to branch into other divisions and businesses such as <strong>Warren Development Marketing</strong> which will focus on new construction developments with on-site sales offices, <strong>Warren Mortgage</strong>, <strong>Warren Financial Services</strong>, <strong>Warren Capital</strong> (an investment and development division), <strong>Warren Concierge</strong>, and more.</p>
