On October 5, more than 200 of Boston’s movers and shakers gathered for the formal announcement of the North Point development project’s relaunch. The project has been stalled since 2007 for legal and financial reasons. Among the speakers at the event was former Los Angeles Lakers basketball legend Earvin “Magic” Johnson, whose firm, Canyon/Johnson Urban Funds, is a major investor in the project.

The project is a major undertaking. It covers a 44 acre plot of land between Cambridge, Charlestown, and Downtown Boston. The North Point development has been referred to as a ‘mini city’ and will eventually include offices, shopping, dining, and thousands of new homes. The project will essentially create an entirely new town square area at the northeast side of Cambridge.

To add to the ambition and complexity of the project, it also involves an extension of the MBTA Green Line. The Lechmere station will be rebuilt in a new location next to the North Point site. The updated $70 million station will be a key part of the entire project. Residents, workers, and employees in the area will have quick access to one of Boston’s central mass transit arteries.

Groundbreaking could happen as early as next Summer, will create about 250 jobs. Thousands more jobs are expected as the project gains momentum over the next few years. The North Point development project will eventually be another great destination in the Cambridge area.

Rich with History, Beacon Hill is named for the beacon that once stood atop a hill to warn Boston of invasion. Ever heard of “One if by land, two if by sea”? Yea, that beacon. Though no longer used to notify of an imminent attack, the famous Massachusetts State House, a popular and extremely historic landmark, still resides at the corner of Beacon and Bowdoin Streets.

Modern day Beacon Hill is famous for some of Boston’s best shopping and dining, not to mention some of the city’s most prestigious addresses. Charles Street, Beacon Hill’s main traffic artery, is lined with amazing antique shops and many of Boston’s best restaurants.

Howl at the Moon Labor Day Luau
Sunday, Sep 4, 7:00 pm to Monday, Sep 5, 2:00 am

Howl at the Moon is one of Boston’s coolest bars. Located in the Financial district, Howl at the Moon features dueling concert pianos and amazing live music. They call themselves “part bar, part concert,” as the music is the center of attention, and wow does it capture attention! Howl at the Moon will be throwing an extra awesome Labor Day party with great music and drink specials!

Gloucester Schooner Festival
Sep 2-5

Taking place in the USA’s oldest seaport, the 27th annual Gloucester Schooner Festival will feature over 50 ships engaging in racing for two days. The Festival also includes many celebrations and events, and is a growing attraction every year.

Deutsche Bank Championship
Sep 2-5

The next stop in the PGA tour will be at the TPC Boston course in Norton, MA on Labor Day Weekend! Tickets are still available! If you like the sport, there is no better way to spend labor day weekend and the final days of summer weather than enjoying the outdoors and world class golf.

Back Bay Labor Day Walking Tour
Monday, Sep 5, 10:00 am – 3:00 pm starting at The Massachusetts State House

Boston is a very different city today than it was just after the Civil War era. The cities land mass has increased by hundreds of percent. If you didn’t know, Back Bay used to literally be a Bay before it was filled in in a massive multi-decade long public works project. Why not spend your labor day morning and early afternoon walking around beautiful parts of Boston and learning about the city’s rich history and famous characters from the past.

Berklee Jazz on Spectacle Island
Sunday, Sep 4, 1:00 pm – 4:00 pm

Head out to beautiful Spectacle Island to listen to Jazz played by The Berklee School of Music’s Cettina Donato Quartet. For those looking for a relaxed Labor Day but would still like to get out and do something, this is the perfect event. The event itself is free but taking a ferry to the island is not.

Still want to party in your home or apartment? Maybe you need a different one to throw a better Labor Day party? If you are interested in speaking with a real estate agent about buying or renting in the Boston area, contact Warren Residential Group today!

Visit the Boston real estate page on Zillow.com to vote!

How the voting works

Visitors who come to Zillow, or the WarrenRe blog, can click the Zillow Boston real estate link to bring them to a poll and vote for their favorite real estate blogger in the city of Boston. Anyone can vote once per 24 hours, and voting ends at noon (Pacific Time) on November 24, 2010. Because this vote will determine the best real estate blogs in multiple cities, once the voting is over, the blog with the most votes will be declared the winner in each city.

If WarrenRe wins this title, Zillow will put a link to the Warren Residential website from Zillow’s Boston home values page. In addition, we’ll also receive a badge for our website that indicates Warren Residential is Boston’s best real estate blogger, as voted by the people!

Once again, here is the Zillow link to log in and vote as often as possible before November 24th: Boston real estate

Warren Residential is excited to be considered, and with your help we could succeed in being Boston’s Best – thanks in advance for your readership!

In the Boston real estate market, which is more valuable to a home buyer; a property’s ‘potential’, or its location? A recent boston.com article explores the tradeoffs between prime location and sacrificing key property features.

‘Potential’ is all about maximizing your investment dollar and is measured largely by foreseeable changes that will make the area more convenient and desirable, and therefore increase the value of your home in time. The article uses Somerville as an example. While not widely considered to be one of Boston’s most attractive locations, it is becoming increasingly popular, due in part to the pending improvements of public transportation with the extension of the MBTA Green Line.

The prospect of such improvements weighs heavily with those who value potential in their real estate investment. Other area improvements such as new restaurants and stores in Davis Square and other parts of Somerville also indicate that the area is ‘up-and-coming’ and a good investment. Many neighborhoods of Somerville are often already compared to Cambridge Real Estate, for example.

On the other hand, there are those who believe that the future potential of a currently-less-desirable-location is not worth sacrificing the convenience or piece of mind that comes with investing in an already-established area.

These individuals might feel more comfortable investing in a less impressive home in a more affluent neighborhood in order to stay within their budgetary constraints and live in a location they desire. For example, would you rather live in a Boston waterfront condo, or for the same price, purchase a home in Dorchester that is three times as large?

In order to determine what will drive your Boston Real Estate search, you should create a list including your ideal area amenities and your ideal property features, and then determine what you value most in each category. Once you’ve determined what matters most to you, you can use your list and your budget to help guide you in your search for a new home. You may find you are willing to live further from the city in exchange for a private parking spot, or decide that you’d rather pay the extra money to live in the city and have a shorter commute, etc.

An experienced Boston realtor can help you weigh the costs and benefits of the ‘location’ and ‘potential’ of the properties you are considering investing in. The realtors at Warren Residential Group have the experience and knowledge to help you find a home that suits your needs and fits your budget. Contact us today for assistance or uses our Sales Search Tool to browse our large inventory of Boston and Greater-Boston homes for sale.

Now, I can’t speak for every Boston Real Estate agent when I say this, but my promise to all of the clients of the Warren Residential Group is complete honesty about the Boston Real Estate market. With all of the blaming going back and forth about what caused the downturn and all of the finger pointing going on, I can honestly say I have no bias towards which way the market heads. If the Boston market goes up and we sell real estate, we make money. If the Boston market goes down and we sell real estate, we make money. It doesn’t matter which way the market moves for us. Our focus and overall job is to be your guide.

Whatever questions you have for us, please bring them forward. Let us prove our knowledge and ability and help you handle your real estate transactions. A lot of crazy things are happening in Boston Real Estate and whether it be good, bad, or ugly; the Warren Residential Group will be there for you. That’s our promise.
