Nick Warren takes a look at one of Boston's hottest neighborhoods, Seaport, and discusses all of the development happening in the area. He also gives a sneak peak at the largest residential development currently under construction in the area, EchelonSeaport, with some tips for those wanting to buy in the area.


Tell us about the history of the super hot Seaport neighborhood that you have seen over the past 10 years.

When I first started in Boston real estate, the Seaport District mostly consisted of parking lots, a couple seafood restaurants, and the Pavillion amphitheater (where I saw my first concert ever). Over the past decade, the Seaport District has been completely transformed into a vibrant and bustling neighborhood filled with luxury residences, trendy restaurants and bars, and sleek office buildings.

We’ve also seen the Seaport District’s Fort Point neighborhood be transformed. 100+ year old warehouses have been converted to luxury brick and beam lofts and innovative work spaces for entrepreneurs. The retail along Congress Street is now home to some of Boston’s best restaurants including Barbara Lynch’s Drink, Sportello, and Menton.

The addition of EchelonSeaport and the St. Regis Hotel and Residences will bring hundreds of additional housing units as well as more retail and restaurant spaces for everyone to enjoy. So much has happened in only a decade and I can’t wait to see what the next ten years has to bring.

EchelonSeaport is slated to be an impressive new living opportunity in the area opening in 2020 - what are your thoughts on the building?

I’m really excited to see EchelonSeaport start taking shape. The architecture and design elements they have chosen will add to the landscape of the neighborhood. The public courtyards, iconic pedestrian bridge, retail spaces, and beautiful indoor and outdoor amenities will be completely unique when compared to other luxury developments in Boston. The scale of the project (encompassing an entire block) will also create a sub-neighborhood within the Seaport which will have its own unique energy and feel.

What advice do you have for buyers looking to live in the Seaport neighborhood?

The Seaport is still in its early stages of development so there are only a handful of condo buildings to pick from.  My advice is to remain patient but be ready to pull the trigger when you see something you like because it likely won’t last long.  While the ultra luxury buildings like 22 and 50 Liberty, Pier 4, EchelonSeaport, and the St. Regis get most of the headlines, there are also some boutique options in the Fort Point area such as FP3, 319 A, the Muse, and 10 Farnsworth which have different price points and styles.  My biggest advice is to work with a buyer’s agent who has experience in the neighborhood and can help guide you through the current inventory and the buying process.
