After being recognized as the #1 BHHS office in all of the Northeast for Q2 2019, Nick talks about what he feels are the secrets to the office’s success. He also explains how the tools of BHHS Warren Residential can help out those looking to buy, sell, or invest in Boston real estate.
"I couldn’t be more proud of my fantastic team of real estate agents here at Berkshire Hathaway Warren Residential," explains Nick. "Over the past few years, they’ve all been working hard on their businesses instead of just in them and it is really paying off. They’ve embraced the mindset that they are entrepreneurs running a small business, not just agents selling real estate. Once an agent makes the switch from agent to a business owner, they look at things differently. They are more strategic and proactive rather than waiting for things to happen and then reacting to them. This has allowed them to build significant momentum over the past few years and dramatically increase their production across the board."
Being named the #1 office in all of the Northeast is an amazing accomplishment - could you tell us a little more about this recognition?
I knew we were off to a good start this year but with all the recent acquisitions Berkshire Hathaway HomeServices have made over the past 6 months, I knew there was a lot more competition than before so I wasn’t sure where we’d end up. They also lump New York, New Jersey, and Connecticut in with the Northeast region so we were competing with some amazing offices. To rank #1 amongst all of these great offices is something my entire team is very proud of.
In addition to our #1 office ranking, we had the #1 and #2 agents in Massachusetts on our roster which was very impressive. Congrats to Josh Stephens and Ben Haywood for that incredible accomplishment!
What attributes do you think helped your team reach this incredible success?
As I mentioned earlier, all of our agents look at themselves as business owners, not just agents. We do annual one on one business planning sessions with each agent here to help them figure out what their goals are and the exact steps they need to do to hit them. Most successful agents know exactly what they need to do each day in order to produce the results they desire.
For buyers and investors, what tools does BHHS Warren Residential offer that can help them navigate the Boston real estate market?
In order to make a smart investment decision, you have to have the right data to look at. This is why we produce the quarterly Warren Report. It gives our clients all of the relevant data and information that, when combined with the boots on the ground guidance our agents give them, provides them with the information they need to make a confident decision.
And for sellers, what makes BHHS Warren Residential different in their listing services from other offices?
The two most important things to get right when listing a property are pricing and positioning. We regularly collaborate with our agents when doing pricing analysis for properties we are going to list. Having an extra set of eyes or two really helps make sure we get an accurate price range to list the property in. When positioning the property, we try to create 2-3 personas of potential buyers who would be the most interested in that type of specific property and then plan our marketing strategy around them. It isn’t a one size fits all strategy and can vary greatly depending on the type of property. This type of tailored approach really helps achieve the highest price in the shortest time possible for our clients.
