What have you seen in recent transactions that is unique to the market right now?
I've written about this before, but the unique thing we have been seeing in transactions right now vs. a regular balanced market is that buyers have become so frustrated with losing out on offers that they are willing to take on significant risk by removing contingencies. The most important thing when considering this as a buyer is that you know what those risks are. I wrote a detailed article about this last month which you can check out.
What tips do you have for sellers who are looking to sell right now?
Generally speaking, the summer is not known as the best time to list your property. However, we are in a unique market with extremely low inventory, so I believe that listing right now could be an excellent idea.
With that said, there is one big tip I would like to share with anyone putting their property on the market right now, and that is to consider doing a Friday or Monday evening open house in addition to the weekend open houses. By doing so, you reduce the risk of missing those buyers who are traveling to places like Cape Cod or New Hampshire on the weekends.
