Boston Condos Market

  • The number of condos that went under agreement increased slightly by 2.2% compared to last year.

  • Closed sales are up 5.4%, with 311 units sold so far this year.

  • Days on market have increased slightly, with the average now at 81 days, up from 76 last year.

  • Inventory levels are up by 26%, providing buyers with more options and increasing competition among sellers.

Massachusetts Single-Family Homes Market

  • Average sale prices have increased by 7%, now averaging around $781K.

  • Despite rising prices, the number of homes going under contract is down 4.6%, suggesting some softening in buyer activity.

  • Closed sales have remained stable, up 0.74%, with 3,559 homes sold year to date.

  • Inventory levels have increased by 19.8%, which could mean a gradual shift toward a more balanced market.

  • Homes are still selling at a strong pace, with the average sale price remaining at nearly 100% of the list price.
